Planning a Smaller Home Budget in Auckland

A smaller floor area can simplify a project, but the building price is only one part of the budget. Compare complete scopes before choosing a solution.

Start with the intended use

A self-contained home, a sleepout and a backyard office have different requirements. Decide who will use the space, whether it needs cooking and bathroom facilities, and how long you expect it to serve you. That choice shapes the layout, services and professional input.

Separate the building from the site

Keep a list for the building itself and another for everything needed at the property. Access, foundations, earthworks, drainage, water, power, external steps and landscaping can sit outside an advertised building price. Ask which items are included before comparing proposals.

Compare like with like

Write down the floor area, specification, fixtures and finish level for each option. Check delivery, installation, professional fees and GST treatment. A low allowance with major exclusions is not directly comparable with a more complete scope.

Use an estimate to start a conversation

The TrickyBuilds tiny-home estimator gives a GST-inclusive building allowance based on floor area and finish level. It is a starting point, not a fixed total development price. Use the exclusions to prepare questions and bring the result to your site visit.

Make the next decision with the site in mind

Bring the address, any plans, photos and your target overall budget. The $75 initial visit helps establish what needs checking next. The planning visit includes a full written quote for the agreed building scope. Any separately commissioned design, engineering, investigation or project management is agreed with you first.
