Design & build · Auckland
From first enquiry
to construction.
For new homes, extensions, sleepouts, tiny homes and minor dwellings.
1. Start with a free enquiry
Tell Caleb what you want to build, where the property is and what information or plans you already have. We discuss the project and whether a site visit would help. The initial conversation is free.
2. Book a site visit — $75 including GST
A 60-minute Auckland visit to discuss your goals, the site or existing building, priorities, budget and next steps. The full $75 is credited to the same job if you proceed within six months, under the site-visit terms.
3. Your Project Summary & Next Steps — included
Receive a concise written follow-up covering:
- Your project goals and the scope discussed.
- Relevant observations from the visit.
- A preliminary estimate where enough information is available, clearly stating assumptions, exclusions and costs still to be confirmed.
- Missing information and any design or specialist input needed.
- Recommended next steps and who is responsible for them.
If a reliable estimate cannot yet be prepared, we explain why and what information is needed before pricing. No unsupported figure is supplied. This is a practical follow-up, not a detailed feasibility report, design package or technical inspection. Delivery timing is agreed at the visit.
4. Optional design coordination or project management
Where needed, Caleb can coordinate designers, gather information, compare scopes and pricing, and manage agreed stages. Separately commissioned management is $150 + GST/hour ($172.50 including GST). Agree scope, estimated hours, reporting and spending limits in writing before work begins. Additional work requires agreement.
Architectural design, engineering, surveying, council costs and other specialist services are separately scoped and priced. The management fee does not purchase design or specialist certification. You may use your own designer and bring completed plans.
Project management is optional and is not a condition of receiving a construction quote. Coordination already included in a TrickyBuilds construction contract is not charged again.
5. Review the construction quote
When drawings, specifications and scope are sufficiently defined, we prepare a quote setting out the work, price, GST, inclusions, exclusions, allowances and relevant terms. For straightforward work, a quote can follow the visit directly without a separate design or management stage. New homes and complex extensions usually need further information first.
Review and agree the construction scope and contract before building starts. Sending an enquiry or paying for the visit does not commit you to construction.
Estimate or quote?
An estimate is a preliminary indication of likely cost based on available information and stated assumptions. A quote prices a defined scope; provisional allowances, exclusions, validity and the change process must be clear. Neither the visit nor optional management promises a fixed construction price before adequate information exists.
Scope boundaries
The visit and included summary do not provide drawings, engineering, surveys, formal planning or legal advice, council applications, a certified feasibility assessment or a property condition report. They do not guarantee consent, exemption, site suitability, final cost or completion dates.
