TrickyBuilds guidance · Checked 22 October 2026 · About TrickyBuilds
Brief
Your description of what the project should achieve: intended use, priorities, budget, timing and constraints. It guides the design and scope but is not itself a full set of construction instructions.
Specification
The written description of materials, products, workmanship and performance required. Read it alongside the drawings and construction agreement. A product name, colour and finish are more precise than a broad label such as “premium”.
Allowance
An amount included for an item that is not completely defined. Ask what it assumes and how it will be adjusted. The contract may use more specific terms for different types of allowance.
Variation
An agreed change to the original work. It can affect price and completion timing. Record what changes, what it costs and who approved it under the project agreement.
Programme
The planned sequence and timing of the project. It depends on design, approvals, access, procurement and trade availability. An enquiry response promise is not a construction start-date promise.
Building consent and resource consent
These address different requirements. Building consent concerns applicable building requirements; resource consent concerns relevant planning controls. Your proposal may need one, both or neither, but other rules can still apply. Confirm the current pathway with the council and your design professionals.
Licensed building practitioner
An LBP is licensed for particular classes of work. For work requiring an LBP, check the relevant person’s licence and scope. TrickyBuilds works with LBP workers; ask for the details of the practitioners involved in your project.
Handover
The practical transfer of the completed work and relevant information. It can include a walkthrough, outstanding-item record, product instructions, warranties and applicable completion documents. It does not replace any required council process.
