Define the boundary of the work
Mark what is being altered, what stays and what must be protected. Include connections to existing rooms, roofs and services. Ask whether making good, painting adjacent areas and matching existing materials are included. A small change on a plan may involve work beyond the visible surface.
Expect investigation to inform the scope
Existing buildings can hide damage, older work and services. Discuss what can be checked before pricing, what remains unknown and how discoveries will be handled. Do not assume a cosmetic refresh includes structural repair. Record the decision process for work uncovered after opening up.
Plan everyday life during construction
Talk about access, working areas, pets, children, dust, noise, parking and use of kitchens or bathrooms. Decide whether you can remain in the home for each stage. Agree arrangements for utility interruptions and secure storage; do not rely on a general website timetable.
Clarify timing and selections
Design, approvals, materials and specialist trades affect the programme. Ask which decisions you need to make and by when. Identify any genuine deadline and discuss what could affect it. Your start date and programme are agreed for the particular job after scope and availability are reviewed.
Keep a written decision trail
Nominate the person who can approve selections and changes. TrickyBuilds provides progress updates by email; agree the arrangements with Caleb before work begins. Keep approved changes alongside the original scope so everyone works from the same information.
Walk through before closing the file
Check the completed work against the agreed scope and record anything needing follow-up. Collect the relevant product and trade documents. Discuss maintenance of the renewed areas and any existing items left outside the scope. Project Support gives you a clear route back to us after handover.
General planning guidance. Confirm the scope, technical advice and current requirements for your own property.
