What is included

A non-invasive visual inspection of one residential home and a written, photographed condition report on the safely accessible areas inspected, visible defects, limitations and recommended next steps.

Inspection limits

No opening walls, moving heavy possessions, destructive testing or guarantee of hidden conditions. Structural engineering, asbestos or meth testing, detailed weathertightness investigation, Healthy Homes certification, valuations, electrical or plumbing certification, LIM and council approval are excluded.

Estimated size and price

Use your best estimate of total floor area across all storeys, including attached garages, but excluding uncovered decks and the land area. If the home turns out to be up to 10% larger than your booked band’s upper limit, we honour the booked fee: up to 110 m² for the $595 band, 198 m² for the $695 band, or 275 m² for the $795 band. This tolerance covers a size-estimate difference after booking; choose the normal band using your honest estimate when booking. A larger mismatch or materially different scope will be discussed before extra work; there is no automatic additional charge.

Permission and safe access

Arrange owner or agent permission and access to the home, roof-space hatch and subfloor where available. Tell us about known hazards. Unsafe or inaccessible areas are recorded as not inspected, with the consequences explained.

Changes, cancellation and refunds

Cancel or reschedule with at least 24 hours’ notice for a full refund or free change. For later cancellations or missed access, only a reasonable amount reflecting actual loss may be retained. Weather or safety rescheduling is free. If TrickyBuilds cannot deliver the agreed service, choose a new appointment or a full refund.

Use of your report and consumer rights

This report records conditions observed at the inspection date for the named customer and agreed purpose. It does not certify legal compliance or guarantee lender or insurer acceptance. These terms do not exclude rights or remedies under the Consumer Guarantees Act or Fair Trading Act.

Your written report

We email your completed PDF report within 3 working days after the inspection. Working days are Monday to Friday, excluding applicable public holidays. Tell us about any earlier purchase-condition deadline before booking; a faster turnaround requires express agreement.

Prices and payment

Up to 100 m²: $595; 101–180 m²: $695; 181–250 m²: $795. All amounts are NZD including GST, payable through Stripe when booking. One home only. Larger, multi-unit, commercial or specialist inspections need a separate written scope and quote.

For a material scope mismatch identified before the inspection begins, we explain the options and any proposed additional fee first. You may decline a revised scope and receive a refund of the unperformed service. No extra card charge is made automatically. Where work has already been performed, we discuss a fair outcome for the work delivered and your statutory rights remain unchanged.

Report contents and follow-up

The report identifies the property, customer and purpose; inspection date, conditions and inspector; accessible and inaccessible areas; observations supported by photographs; significant visible concerns; recommended priorities and any specialist follow-up. Limitations are explained for this property rather than presented as an assurance that uninspected areas are sound.

The report is not a warranty that the home is defect-free. Do not rely on a visual report as a structural design, insurance valuation, Healthy Homes compliance statement, code compliance certificate, LIM or confirmation of consent history. If a bank, insurer or purchase agreement requires a particular standard or credential, get their acceptance of the inspector and scope before paying.
