Make the brief tangible
Collect a small set of reference images and explain what you like about each: the layout, colour, texture or way the room connects outside. Label inspiration as inspiration. It is a starting point for your designer, not a construction drawing or a promise that the same detail suits your property.
Compare performance as well as appearance
Ask whether a material is suitable for the location, weather exposure, moisture and intended use. Consider slip resistance, cleaning, durability and replacement access where relevant. A sample viewed indoors can look different outside. Confirm finishes in the conditions in which they will be used.
Timber, coatings and outdoor surfaces
For a deck or fence, discuss the timber, fixings and coating as a system. Natural variation and weathering are part of material choice. Review the supplier’s care instructions before choosing a finish. Consider drainage and clearance around planters and furniture, not just board colour.
Kitchens and wet areas
Benchtops, cabinet fronts, shower systems and tapware have different cleaning and heat limitations. Identify the product, not just a colour or generic material name. In bathrooms, the substrate, waterproofing, surface and penetrations need to work together. Confirm changes with the appropriate designer or installer.
Record each selection
Use a schedule with location, manufacturer, product, colour, finish, quantity, supplier and approval date. Include delivery timing and who is ordering it. Keep a sample or a clear reference where useful. If an item is unavailable, agree the replacement and its cost before ordering.
Think about future access
Ask how filters, valves, fittings and equipment will be serviced or replaced. Keep model numbers and care sheets at handover. Good access and a realistic maintenance routine can matter more over time than a small saving at purchase.
